The sale of real estate may be the largest, most important financial transaction of your life. In order to ensure the smooth and proper handling of such a transaction, you should hire a Lake County real estate attorney to assist you.

If you are working with a realtor, contracts in this area typically have a 5 business day attorney review and modification provision.  We will review any offer you accept to make sure there are no unusual or detrimental terms.  We will also respond to any issues raised by the buyer’s attorney during the 5 day period and will help you with negotiating any home inspection issues that are raised.

Your real estate lawyer will assist your with obtaining a title search and in preparing a title insurance commitment.  Our firm has its own in house title insurance agency to help make this process smooth.  Your attorney will assist you with removing liens and other curable title defects at or prior to closing. Your lawyer will also make certain that the purchaser and lender receive a policy of title insurance that protects both the purchaser and the seller in the event a party alleging an undisclosed interest in the property makes a claim.

Your real estate lawyer will order and/or review a survey of the property prepared by a reputable licensed surveyor, unless the property involved is a condominium. He will ascertain whether the house and other structures are within the boundary lines and will advise the seller on how to resolve any encroachments that may be discovered.

Finally, your real estate attorney will prepare many of the documents required to close.. Your real estate lawyer is also responsible for preparing and/or reviewing all closing figures. He will explain what is happening with your money and assure that you do not pay any inappropriate charges.
